What you are looking at

Snapshots read from public GujRERA filings on 2026-09-26. If any figure differs from the portal, the portal is right.

  • The score — four mechanical reads of the filing record. Delivery standing (40) falls in steps the further the declared completion date has slipped; quarterly filings (25); the promoter’s own completed projects (20); and a check for complaints and extension requests on the ledger (15), where entries cost points rather than their absence earning them. It is not a quality, price or value judgement.
  • Past declared date — whole years since the completion date the promoter filed has passed, with progress still self-reported below 100%. This is the number to read first; the score will happily rank a project that is eight years late.
  • Missing is not zero — a blank quarterly-filing count means nothing is on record, not that a promoter failed to file. Those projects are scored out of 75 rather than 100, and the card shows the smaller denominator.
  • Self-reported — progress percentages are the promoter’s own quarterly returns, never an independent site inspection.
Educational, not advisory — and never a project rating. The Gujarat explorer reads public GujRERA filings and computes a paperwork score from them, mechanically. It is not a LetsInvest verification, endorsement or approval of the project or its promoter, and it says nothing about build quality, resale value or whether you should buy. Confirm anything that matters on the official Gujarat RERA portal before you act.
